Operations

We’re the full service facility operations provider that property owners and managers in all business segments rely upon for effective, integrated building operation solutions. We strive to be the best at what we do, to build a positive client relationship and to earn our customers’ confidence...just as we have for some of Chicago’s most impressive properties. That’s how we’ve satisfied clients in virtually every business segment.

Our comprehensive Operations Program includes the following activities and considerations, which are thoroughly integrated into client-specific planning and service delivery:

• Monitoring

We continuously monitor every staff member and Operating Engineer to verify they are properly trained for their specific assignments, as well as to confirm they are maintaining a positive relationship with the client.

• Training

After an initial personnel evaluation by HEO, a curriculum is established for each employee that best suits the facilities needs. This plan becomes a permanent part of the employee’s personnel record. Progress along this curriculum is monitored frequently, and adjustments are made if necessary. Relevant continuous training is required for all.

• Inventory

In order to begin preventive maintenance, a complete and accurate inventory of equipment is created and maintained. The inventory includes equipment status and estimated useful life as a reference to the capital budget.

• Professionalism

The professional appearance of our engineers themselves, as well as the mechanical areas for which they are responsible, directly contributes to safety, efficiency, and client satisfaction. We will not in any manner be noticeable or even begin to be a source of embarrassment to the client.

• Regulatory Compliance

The safe operation of the plant in total compliance with federal, state, and local regulations is an immediate and ongoing priority. Accordingly, compliance with OSHA, EPA, HAZMAT, ADA, and ASHRAE Codes and Safety Principles is reviewed initially. Current regulatory status is the responsibility of the engineering department and a prioritized subject for training.

• Total Cost Reduction

The implementation of scheduled predictive/preventive maintenance (CMMS), efficient personnel scheduling, competitive purchasing, and evolving technologies reduce the cost of operating and maintaining mechanical systems.

• Downtime Reduction

Capital equipment and utilities must always be available for their mission. It is our goal to reduce downtime to a minimum, with superior maintenance and management that takes advantage of new proven technologies and methods.

• Problem Identification

Proper maintenance management requires that we consciously attempt to identify potential problems before they compromise the facility. When a problem is identified, a solution is proposed, implemented, and monitored for effectiveness.

• Equipment Life Extension

The useful life of equipment and systems is extended with a proper maintenance program. Our goal is to properly maintain equipment until it is economically obsolete.

• Equipment History

Equipment history provides insight and opportunity for evaluation of the effectiveness of the preventative maintenance and repair programs as well as any potential manufacturer problem.

• Scheduling

A consistent, thorough schedule compiled by the Chief Engineer is required to ensure all equipment and systems are maintained in a manner that meets many of the above goals. The schedule also assists management in projecting manpower requirements.

• Accounting

Hill Environmental fully documents material and labor cost, which provides information for evaluation of the effectiveness and productivity of the engineering department.
